Koelenbosch sets the scene for a new Boland Town

Koelenbosch, the new R300 million country lifestyle estate at Koelenhof outside Stellenbosch, is nearing completion.
As one of the first lifestyle developments in the area, it sets the scene for expansion into a fully-fledged town in the region.
Pieter Horn, managing director of Horn & De Koning (HDK) the developer of Koelenbosch, says the area is destined for major growth with further residential development, a private school, a retirement village and retail expansions being at a planning stage.
He foresees a new Boland town in a few years' time with its own infrastructure and character adjacent to Stellenbosch.
"People currently buying into the estate are mainly from Cape Town's northern suburbs who want to experience the winelands of the Boland in a safe country environment.
"It is a lifestyle development in the country next to the N1 and all the main arterial roads between Paarl, Wellington, the northern suburbs and Cape Town. It is also ideal for people in these areas who work in Stellenbosch," Horn says.
The 4.2ha Koelenbosch site consists of 74 plots of which only 32 plots are still available for sale. The three and four bedroom houses range in size from 150m2 to 280m2 on plots from 270m2 to 561m2.
The design of the houses reflects Cape architecture with the specific aim to complement the Stellenbosch milieu. Buyers have a choice of six designs and a range of finishes.
Prices range from R3.8 million to R4.5m.
The Devonvale Golf Course is on the doorstep and the estate is surrounded by wine farms offering tastings, picnics and lunches with various mountain bike and hiking trails nearby. The estate features landscaped garden parks, a leisure swimming pool and entertainment clubhouse
Security features include 24 hour guards and armed response, guard house access control and visitor management and an electrified perimeter fence on the boundary wall.
